It is amazing how many housekeeping managers take their laundry department for granted — neglecting to develop and fine-tune the operation that keeps every room ready.
In this episode, we will focus on small hotel properties — 3-star hotels, motels, and apartment complexes — where laundry operations are run fully in-house, with an outside laundry contractor handling dry-cleaning items and bed sheets.
In these properties, the laundry supervisor or manager is often seen as nothing more than a production role: wash the dirty linen, deliver the clean linen to the floors, and that’s it.
They could not be more wrong.
An in-house laundry department that runs without basic internal procedures will have a direct and certain knock-on effect on your entire housekeeping efficiency. The problems build quickly — and they always show up at the worst possible moment.
Here is what happens when the laundry operation is left unstructured:
- Clean linen is not delivered to floors on time, which slows room cleaning and leads directly to delayed check-ins.
- A machinery breakdown on a busy day goes undetected because there is no monitoring in place — and the first sign is a wave of guest complaints hitting TripAdvisor.
- Operation hours are not aligned with business demand, making it impossible to gather, wash, and return dirty linen fast enough when occupancy spikes.
- There is no checklist for the laundry supervisor — no structure, no accountability, no standard to follow.
- Linen inventories are conducted rarely, poorly, or not at all, making it impossible to track losses or plan replacements.
The morning briefing starts. The housekeeping manager stands with the floor supervisors going through the day’s plan. The laundry supervisor? Buried under the workload downstairs — invisible, unmentioned, assumed to be handling everything.
And then it happens. A maid rushes into the office, anxiety written across her face: “There are no more clean towels. No double bed sheets.”
Sounds familiar?
The laundry manager or supervisor is not just the person who runs the washing machines. They are the person who controls the flow of clean linen across every floor, every room, every guest. When that flow breaks down — even for two hours — the entire housekeeping operation stalls. Rooms are not ready. Check-ins are delayed. Guests complain. And the housekeeping manager, who never had a morning briefing with the laundry supervisor, is suddenly firefighting a problem that was completely avoidable.
What separates a structured laundry operation from a chaotic one is not budget. It is not the size of the property. It is the presence — or absence — of a simple, clear system. Most small properties do not have that system in writing. That is exactly where the losses happen: in the gaps nobody documented, the procedures nobody wrote down, and the briefings that never included the laundry floor.
So how do you correct this — and make sure it never happens again?
Unfortunately, this cannot be solved by watching a YouTube video or asking an AI. The right approach will vary depending on the size of your property and the method you use — whether fully in-house or with an outside contractor.
Having worked with both models throughout my housekeeping management career, I developed specific tools and methods that bring structure to the laundry department — without burying your team in paperwork and procedures.
